Mumbai has long been India’s most recognised luxury housing market. But Gurugram is now giving the financial capital serious competition, driven by premium residential developments, infrastructure improvements and demand from affluent buyers.
According to a report by India Sotheby’s International Realty and CRE Matrix, Gurugram recorded ₹24,120 crore in sales of homes priced at ₹10 crore and above during 2025, compared with Mumbai’s ₹21,902 crore.
Gurugram’s Luxury Housing Boom
Gurugram recorded 1,494 ultra-luxury home sales in 2025, compared with 967 in Mumbai. The figures highlight the growing demand for premium residential properties in the National Capital Region.
Several factors are contributing to this growth. Improved connectivity through the Dwarka Expressway, the expansion of corporate hubs and the availability of larger residential developments have made Gurugram attractive to wealthy buyers.
Unlike Mumbai’s densely developed premium neighbourhoods, Gurugram offers more opportunities for spacious apartments, gated communities and projects with extensive lifestyle amenities.
Major developers are also expanding their presence. DLF’s recent land collaboration in Sector 61 has increased its contiguous land holding in the area to approximately 36 acres, reflecting continued developer interest in the market.
Does This Mean Mumbai Is Losing Its Luxury Appeal?
Not necessarily.
Mumbai continues to command some of India’s highest residential property prices, particularly in neighbourhoods such as Worli, Malabar Hill, Bandra and Juhu.
Limited land availability, established business networks and demand for prestigious addresses remain important strengths of Mumbai’s luxury market.
The difference is largely in the type of housing being developed and purchased. Gurugram’s newer luxury projects often offer larger homes and extensive amenities, while Mumbai’s premium properties benefit from established locations and scarcity.
Importantly, Gurugram’s lead relates to the sales value of ₹10 crore-plus homes during 2025. It does not mean the city leads Mumbai across every measure of luxury real estate.
What Does This Mean for Homebuyers?
The changing market shows that India’s luxury housing demand is spreading beyond traditional premium locations.
For buyers, however, the decision should go beyond market rankings. Project quality, connectivity, developer reputation, infrastructure and long-term resale demand remain essential considerations.
Gurugram’s rise reflects the growing appeal of modern luxury communities, while Mumbai continues to offer the advantages of established premium neighbourhoods.
The takeaway: India’s ultra-luxury market is becoming more competitive, with both cities offering distinct opportunities for high-end homebuyers.
