Bengaluru Housing Sales Value Jumps 25% in 2026 as Premium Homes Gain Ground

Bengaluru recorded ₹60,875 crore in residential property sales during the first half of 2026, with homes priced between ₹2 crore and ₹5 crore accounting for a growing share of the market.

Bengaluru emerged as one of India’s strongest-performing major residential markets in the first half of 2026, even as overall housing sales across the country’s leading cities remained largely unchanged.

According to the India Housing Report – September 2026, prepared by CRE Matrix and the National Association of Realtors–India (NAR-India), Bengaluru’s primary residential sales value increased 25% year-on-year to ₹60,875 crore between January and June 2026.

The city recorded the strongest sales value growth among the large markets covered in the report.

More Expensive Homes Drive Sales Growth

Bengaluru recorded approximately 34,600 home sales during H1 2026, an increase of 7% compared with the same period last year.

However, the total value of these transactions increased much faster.

The average ticket size rose 17% to ₹1.76 crore, indicating a shift towards higher-value residential purchases.

This does not mean individual property prices increased by 17%. Average ticket size reflects the value of homes sold and can change depending on the types and sizes of properties purchased.

₹2–5 Crore Homes Gain Market Share

One of the most significant trends was the growing contribution of premium homes.

Properties priced between ₹2 crore and ₹5 crore accounted for 41% of Bengaluru’s total residential sales value in H1 2026, compared with 32% during the same period in 2025.

Separate CRE Matrix analysis shows that this segment generated ₹31,216 crore in sales across 11,556 homes.

The figures highlight the importance of premium residential properties in Bengaluru’s changing housing market.

Developers Increase New Housing Supply

Developers launched approximately 47,700 residential units in Bengaluru during the first six months of 2026, an increase of around 22% year-on-year.

New launches exceeded the number of homes sold during the period, suggesting that fresh supply is expanding faster than current sales.

However, housing availability and demand can vary considerably between neighbourhoods and price segments.

What Does This Mean for Homebuyers?

Bengaluru’s housing market is seeing stronger activity in higher-value residential categories, but buyers should not assume that every premium project will deliver similar returns.

Location, connectivity, construction progress, developer track record and overall affordability remain important considerations.

Buyers should also compare new launches with completed or nearing-completion projects before making a decision.

The takeaway: Bengaluru’s 25% growth in residential sales value reflects both an increase in transactions and a shift towards higher-ticket homes. The city’s premium housing segment is becoming increasingly important, even as new supply continues to expand.
